Building rules, handled
Every condo building has its own rules for contractors. Before work starts, we arrange the service elevator, work hours and parking with you and the management office.
Many buildings ask contractors for insurance paperwork, so tell us what your building needs when you ask for a quote.
Protecting floors, windows and furniture
Condo floors often run through the whole unit, so drop cloths go down along every wall we paint. Window sills, built-ins and furniture stay covered, and we move pieces away from the walls where we can.
Ceilings, including stucco ceilings
Many older condo units still have stucco ceilings. We can paint them as they are, or the texture can come down first. Our popcorn ceiling removal in Toronto page explains how that works in a condo.
Accent walls and colours
An accent wall is a simple way to change a small space. Paint samples on your own walls show how a colour looks in your unit’s light before you choose.
Move-in, move-out and rental turnovers
Painting is easiest while a unit is empty, before you move in or after you move out. Owners and landlords can book turnover painting between tenants, with walls refreshed and ready to show.
Patching nail holes
Before painting, we fill and sand nail holes, anchor holes and small dents. Larger damage goes to our drywall repair service first.
Toronto condo neighbourhoods we serve
We paint condos across Toronto, including CityPlace, Liberty Village, King West, Yonge and Eglinton, North York Centre and Humber Bay Shores.
For houses and other homes, see our painters in Toronto page.

Your questions, answered
What will my building’s management office need from you?
Hazelake carries liability insurance and WSIB coverage. Tell us what your management office asks for, and we’ll go over the paperwork with you before booking.
Can you work within building hours?
Yes. We plan the work around your building’s allowed hours and quiet times. Noisier prep, like sanding, happens when the rules allow it.
How long does a 1- or 2-bedroom take?
It depends on the number of rooms, the ceilings, the colours and how much patching the walls need. Your quote sets out the schedule, so you can book the elevator and plan around it.
Do I need to move out?
Usually not. We work room by room where we can and keep your furniture covered. Fresh paint has a smell, so tell us if anyone at home is sensitive to it.
Do you paint ceilings?
Yes, including stucco ceilings, which can take paint as they are. If you’d rather have a smooth ceiling, we can remove the texture first.
