How hardwood floor refinishing works

Worn wood can look new again when the floor still has enough wood left to sand.

  1. Once the room is clear, we cover vents and doorways to keep dust in.
  2. Repairs come first: loose boards, wide gaps and squeaks we can reach.
  3. Sanding takes off the old finish and brings the floor back to bare wood, edges included.
  4. Vacuuming between steps keeps dust out of the new finish.
  5. Stain goes on if you want a new colour, followed by the finish coats.
  6. At the end, we walk the floor with you and explain when furniture can return.

Dust control

Sanding makes fine dust, so doorways and vents stay covered and we vacuum as we go. Ask us about the equipment we use and how much dust to expect.

Stain colours and sheens

Natural, light and dark stains all change how the grain looks. Matte, satin and semi-gloss finishes change the shine, and a sample patch shows the colour in your own light.

Water-based or oil-based finish

Water-based finishes dry faster and stay clearer, while oil-based finishes add a warmer, amber tone. Your quote names the finish we plan to use and how long it needs to cure.

Repairs before refinishing

We can replace damaged boards with matching wood before sanding, and fill gaps where it makes sense. A board too thin to sand needs replacing rather than refinishing.

How long rooms are out of use

Rooms stay out of use while we sand and while each coat dries. Furniture and rugs wait longer, until the finish has cured, and your quote sets out how long each room stays closed.

Your questions, answered

Can you sand my engineered wood floor?

Some engineered boards are too thin to sand again. We check yours before recommending refinishing.

Will sanding take out every dark mark?

A deep stain may run right through the wood. We’ll show you when a board repair makes more sense.

Will a new finish stop my floorboards moving?

No, loose boards still need attention before refinishing. Your finish will look better on a floor that stays firm.

Can you match a new stain to my older floor?

Age and light can change how your wood takes a stain. We’ll discuss the colour and test a suitable sample.

When can I put furniture back after refinishing?

Your finish needs time to cure. We’ll give you the product’s instructions for furniture and rugs when the job is done.

Can you fix squeaky floorboards?

Often, yes, when we can reach the loose board from above. The fix depends on what is causing the squeak, so we check before sanding starts.
